Resurfacing is significantly cheaper than full replacement — but it's only the right answer if your sub-base is sound. Our guide explains the key differences, when each is appropriate, and how to tell which option you need.

The Key Question: Is the Sub-Base Sound?

The entire repair vs replace decision hinges on a single question: is the sub-base (the crushed stone foundation beneath the surface) structurally sound?

If the sub-base is sound and level, resurfacing — applying a new surface layer over the existing base — is viable and represents excellent value. If the sub-base has failed, sunk, or become contaminated with water, no amount of new surface will solve the problem. Resurfacing over a failed sub-base is money wasted — the new surface will fail too.

When Resurfacing is the Right Choice

Resurfacing is appropriate when:

- The existing base is structurally sound — no sinking, no significant undulation, no areas of instability - Surface deterioration is cosmetic — cracking, fading, oxidation, worn surface texture - Tarmac over tarmac: A new wearing course (20–30mm) can be applied over an existing sound tarmac base. This is the most common resurfacing scenario and is significantly cheaper than full replacement - Resin bound over sound tarmac or concrete: Where the existing base is hard, level and without significant cracking, resin bound can be applied directly over it, transforming the appearance at a fraction of the cost of a full installation

Costs of resurfacing vs replacement: - Tarmac resurfacing: £30–£50/m² (vs £60–£90/m² for full installation) - Resin over existing base: £50–£80/m² (vs £100–£150/m² including new base) - Saving: typically 40–60% compared to full replacement

When Full Replacement is Necessary

Full replacement (excavation, new sub-base, new surface) is required when:

- Sub-base failure: Sinking, uneven areas, or soft spots that deflect when walked or driven on - Drainage failure: Persistent ponding that has developed over time, indicating the drainage design or execution has failed - Root infiltration: Tree roots have grown beneath the surface, causing progressive heave - Structural cracking: Linear cracks across the driveway, or cracks that have widened over time, indicate sub-base movement - More than 25% surface damage: At this level, repair costs approach replacement costs and a fresh start is more economical - Changing material: If you're changing from tarmac to block paving, or from concrete to resin bound, excavation is almost always required to achieve the correct build-up depth

How to Tell Which You Need

A practical assessment you can do yourself before calling a contractor:

Walk the driveway: Are there areas that feel soft or spongy underfoot, particularly after rain? This suggests sub-base saturation or failure.

Look for patterns in the cracks: Random surface cracking is often superficial. Linear cracks following a pattern (e.g. across the full width of the drive) suggest structural movement.

Check for sinking: Use a long straight edge or a spirit level on a board across the surface. More than 15–20mm variation over 2 metres indicates significant unevenness.

Look at the edges: Are perimeter blocks or the tarmac edge breaking up or spreading? This indicates the sub-base is no longer contained and has lost its structure.

Age: If the driveway is over 25 years old and showing multiple symptoms, full replacement is almost certainly better value than continued repair.

Getting an Honest Assessment

Be cautious about contractors who always recommend full replacement — it generates more revenue. Equally, be cautious about those who always recommend resurfacing — it avoids the harder work. The honest answer depends on the specific condition of your driveway.
